#7  We bought our first house in 1982. We caught a dip in the interest rate, which before and after was around 21% for an FHA mortgage with $2,000 down.

When trailing daughter #2 and her husband bought in Dallas in 2016, the issue wasn’t interest rates but a strong imbalance between buyers and sellers. Buyers were making no-conditions, above-asking-price offers sight unseen, driving average prices up 1% per month... and it’s only gotten worse there since then.

#5  There is a reason I did my refi last September and got a lower rate than most people I know. This and inflation were on the horizon.

#3  My 'investments' (retirement income stream) are over weighted in cash and energy and under weighted in other stocks and bonds. So, I am doing ok for now.

#2  As someone without a mortgage but trying to live on savings, this does not offend me...

#1  I remember when they were 17/18%. 20% down. Balloon mortgages. Ah the good old days...
