#2 the Dallas metro region has an unemployment rate of only about 3.5% (Texas about 3.9, the USA as a whole about 4.1%)

some metro regions in the USA are actually above 10% (Ocean City, NJ, Yuma, AZ and El Centro, CA)

#4 An awful lot of companies are moving to Dallas, including trailing daughter #2’s employer. They bought a house sooner than they would have otherwise because house prices are rising monthly, and if they’d waited their anticipated salary growth would not have kept up.

#6 Toyota North American HQ just moved there from California. A lot of others as well. No personal income tax, great business climate, low cost of living. DFW drawing a lot of big companies, Austin drawing the dot-commers out of the SF area.

Started a couple years ago, accelerating now.
