BTW:

The lowest temperature ever recorded in North Dakota was -60° F at Parshall on February 15, 1936.

The highest temperature ever recorded in North Dakota was 121 °F in Steele on July 6, 1936.


So should ND expect to fry itself this Summer with temps in the High 110's to 125?

#3 ^ Interesting, I have made my own observations on local history. Pa. Maryland area. I have talked to people who spoke of 1936 as I recall people seeing some unusual weather events in this area. Hottest summer on record they said. Very cold winter where the bay was bombed to opened from ice to allow shipping to pass. Trees topped in Oakland Maryland 15 feet up to gather firewood.Then Johnstown flood which might have occurred due to excessive runoff from snow melt.Yes, an old dam of poor construction quality didn't help.

#6 Here in Colorado snow isn't unheard of all the way into Early May. I've seen June snows as well in my 49 years.

Not a snowmelt event.

It was a major large storm with heavy 6"+ rain totals.

#11 1977 Johnstown PA flood was in July - heavy rain from thunderstorms

Back in 1997, Bismarck ND had about 18" of snow in the April 4-7 storm. Depending on cold front timing, intrusion of moisture, etc. this storm could hit 20"+

#14 Been looking at houses in Fort Worth Tx last week. Housing market is crazy - Seller's market for sure.

Many sellers are taking bids for 'best and highest'. I wasn't interested in that - too easy to have a buddy bid up the price.

Most builders can only contract a few houses per month due to supply problems. They don't want to commit to a schedule / closing date unless they know they can meet it - due to the unreliable supply chain. Don't like buyers getting pissed off because of delays caused by supply problems.

Just about every builder has a 'waiting list'.

Most seem to increase their prices every few 'sells'. They flat out tell you: "I sell three or four houses and then up the price". They say it's because of supply prices.

Nevertheless construction is everywhere. 400-500 acre masterplan communities with thousands of homes. Some are even building schools inside their communities.

Went to one model home where the person said "From Washington? We entirely understand - no need to explain!". Everyone seems to be moving to Texas. I'm hoping that more conservatives than liberals are going there.

We did find a place. Waiting to contract it out. Like the area - hit 95F on Monday. Good food and the people are genuinely nicer.

#15 By design. Biggest investors in residential real estate are the Wall Street crowd, Buffett / Berkshire, Blackrock etc. They've been using their cash board's buying up a large chunk of the housing stock and sitting on it (very nice returns because of high rents) and occasionally flipping it.

#18  Been looking at houses in Fort Worth

It was a seller’s market when trailing daughter #2 and her very tall husband were house hunting in Dallas in 2016. For months they made multiple offers above asking price on new listings, sight unseen, and ended up writing a letter to last seller explaining how they wanted that house to be the forever home for them and their future children. Just money even then wasn’t enough.
